Denver Becomes a Hot Foreclosure Homes Market

Denver, Colorado has always been a city where demand for foreclosure homes is high. In 2008, it is estimated that one home in every 42 houses in the city is in foreclosure. Experts assert that most homebuyers and investors prefer buying foreclosed homes than new homes because of their fear about a possible increase in interest rates, especially now that banks are stricter in requirements for loan facilities.

As the inventory of Denver foreclosure homes rise, more of the foreclosures are snapped immediately in the market. The Colorado Housing Finance Authority is selling one of every three foreclosures in its portfolio. That means more homebuyers and investors are seizing opportunities to buy foreclosed homes.

Why are Denver foreclosure homes very much in-demand? As in other cities in other states, such foreclosed homes are sold at cheaper prices, luring more homebuyers and investors. Usually, a good foreclosed home in a strategic location could be sold for about 50% off the actual market value. Mortgage lenders usually allow to lower prices just so the homes would be sold immediately. As you see, banks are almost desperate to generate money and recover the losses or amounts lent to the original owners of the houses.

As population in Denver continues to rise, due to migration from other states and countries, demand for homes also increase logically. But because it is a bad time to acquire new homes, most homebuyers and investors resort to buying foreclosure homes instead. Not only are they generating savings; they are also given the opportunity to buy the best and most attractive houses in the city.
